Leaving for the Summer: A Leak-Prevention Checklist

A checklist for closing up a Coachella Valley seasonal home: water shut-off, leak sensors, AC drains, and home watch.

Referral service · Not a licensed contractor

Why summer is the risky season

Many owners leave in late spring, right before the hottest months and the summer storm season. Heat stresses supply lines and AC systems, and a leak in an empty house can run until fall.

The day you leave

  1. Walk the house and photograph each room as a baseline.
  2. Run each sink and toilet, then check under them for drips.
  3. Close the main valve and confirm the water meter stops moving.
  4. Set the thermostat per your HVAC contractor's advice for an empty summer home.
  5. Leave keys, alarm codes, and this checklist with your home watch.
